Article 22 Area

Japanese term: 法22条区域 / 建築基準法第22条区域

Simple explanation:
An Article 22 Area is a designated area under Japan’s Building Standards Act where certain fire-prevention requirements may apply, especially to the roof structure of a building.

Why it matters

In many cases, an Article 22 Area requires the roof to use materials or construction methods that help prevent fire spread caused by sparks or flying embers from nearby fires.

Depending on the building type, structure, distance from neighboring land, and local rules, related requirements for exterior walls or eaves may also need to be reviewed.

Important note for foreign buyers

This status can affect construction, renovation, roof replacement, exterior work, and rebuilding plans. It is especially important when buying older wooden houses or planning renovation work.

Manual confirmation required:
Article 22 Area status is not available from the current public API used in this report. Please confirm with the municipal building guidance department before purchase, construction, renovation, or investment decisions.
